The “COACH” Plan – Entry Only Service ” Flat Fee ” – $425.00* flat fee

For those wishing to sell as a For Sale By Owner but willing to work with a Buyer’s Agent

  • List Home on the Triangle Multiple Listing System for up to 90 days with up to 25 pictures 
  • Your home will be exposed to currently some 11,000 agents associated with Triangle MLS.
  • Professionally taken pictures optionally available for $125.00 . ( Payable to photographer) 
  • OK for you to continue to market home on your own. Still potential for NO Buyer commission if buyer with no agent purchases from you directly.
  • Commission to “Buyer’s” agent only if one is involved.  
  • Internet coverage on 88 national real estate websites not available to FSBO’s, including  Your internet presence increases significantly!
  • Showing appointments handled by ShowingTime .
  • NO need to be home for Realtor® showings if lock box is used. 
  • Personalized feedback sent directly to you from ShowingTime when provided by Buyer’s agent.
  • Combo lock box available for a separate rental fee of $40.00. BuySmart sign available at same pricing. Electronic Lock Boxes available for $100 rental. 
  • Buyer’s agents will present all offers to you and negotiate directly with you.
  • Copies of all required North Carolina sales forms provided to you at no charge
  • Ability to upgrade to “Business Class” or  “First Class” at any time. If upgrade is made, the flat fee paid to BuySmart will be reimbursed to you at closing via reduced commission amount.
  • *Unlike many of my flat fee competitors, I ensure that your listing is complete and accurate. I want to make sure your home has all the details reflected to be found among home search engines from other websites your listing flows to.  This takes more time on my part thus the slightly higher fee for my services. 
  • * Flat Fee DUE at time of listing via Check or Pay-Pal ( Additional Pay-Pal fee of $13.00 )


The “BUSINESS CLASS” Plan – Limited Service – Commission Based

For those wishing to sell as a For Sale By Owner but willing to work with a Buyer’s Agent and want additional services. 

  • NO Upfront fee – 1.25% Commission paid to BuySmart Realty at closing.
  • Commission paid to “Buyers” agent if involved  ( 2.4% “recommended” in Wake & most other counties)   Still potential for NO “Buyer” commission if you sell home on your own as a FSBO. ( BuySmart’s commission of 1.25% still applies) 
  • Complimentary marketing analysis of your home.
  • List Home on the Triangle MLS  for up to 120 days with up to 25 pictures. No additional fee for longer term
  • Option of professionally taken pictures available for $125.00 payable to photographer with $50 reimbursed to you at closing. 
  • I will do all room measurements of your home.
  • Exposure to currently some 11,000 agents associated with Triangle MLS
  • You may continue to market your home as a FSBO as well
  •  Lawn Sign & Lock Box provided at NO additional charge
  • Consultations available during the process.
  • ALL showing appointments by agents handled through ShowingTime.
  • NO need for you to be present for showings!. Only actively licensed agents can make appointments.   
  • Personalized showing  feedback sent directly to your email from ShowingTime.
  • Full Internet Coverage to 88 public real estate websites not available to FSBO’s, including plus will be Featured on mine as well. Listings also flow to most realty company websites as well as agents personal websites. 
  • Listing will have additional coverage with upgraded status on Zillow & plus will be placed and targeted to buyers on FaceBook and Adwerx. 
  • Buyer’s Agent will present offers directly to you!   You handle all negotiations and post contract obligations.
  • No extra charges for updates on MLS as needed. .ie price changes, status etc. ALL Required North Carolina Sales Forms provided to you.
  • Switch to Full Service plan at any time.  If upgrade is made, amendment to listing contract will be made to reflect new commission amount.



The “FIRST CLASS” Plan – Full Service – Commission Based

  • NO Upfront Fee – Low TOTAL 4.9% Commission Paid at Closing ( includes both buying and listing side)  You pay nothing until home closes at price & terms you have agreed to. Never any additional professional or broker fees attached!
  • Full marketing analysis of your home to help you determine proper asking price.
  • Representation of your best interests throughout entire process.
  • Recommendations on staging your home for best presentation to buyers.
  • Your home listed in Multiple Listing System with the maximum 25 pictures allowed taken by me.  Option of  having professionally taken pictures for $125.00 paid to photographer. This will be fully reimbursed to you at closing.
  • Appointments handled by ShowingTime.  No need to be home for showings!
  • You will receive email feedback from showing agents immediately upon being completed
  • I will provide Electronic Lock Box, Yard Sign.  Flyer Box with supply of flyers upon request included.
  • Premiere Internet Coverage to include being Featured on front page of  this website as well as  viewable on 88 other public real estate websites. Upgraded presence on and Zillow. 
  • I will present all offers received to you along with an analysis of projected net proceeds based upon offer.
  • My Personal attention as your primary interface for any Questions, Offers, Negotiations, Inspection Issues and Closing. You will NOT be assigned to another agent.
